It’s turnover week, and you have 3 sliding doors not working, 2 torn lanai screens, and a cracked bedroom window that shows up Friday in the unit that you are showing. One call fixes it all. Our Tampa multifamily and property management repairs service can fix all glass, door, window, and screen repairs in one service call.
One Crew for Glass, Doors, Windows, and Screens
Most vendors do one thing to open a unit. At Window Repair Pros, we do the whole opening. We replace sliding door rollers, repair bent tracks, replace locks and handles, install new glass, replace window balances, and repair/replace window, lanai, and pool enclosure screens. As a result, we have fewer work orders, fewer vendors at the gate, and fewer calls from tenants. We can supply you with a list of the units to be repaired, and after mapping the route to complete the repairs floor by floor, we can send the crew.
What Property Managers Ask Us For Most
The heaviest sliding doors, torn screens, windows that won’t stay open or lock, cracked glass after a storm or move-out, doors that came off their tracks – all safety issues that need to be addressed as quickly as possible. Please relate the exact words of your tenant regarding the problem. This will allow us to bring the necessary parts on our first visit.
How We Work Inside Occupied Buildings
We arrive at your office and follow the access provisions you advise us of. We will operate during quiet hours as contemplated. Our personnel are fully insured and work cleanly. We take ‘before and after’ photographs at each property and provide a single report with the relevant unit numbers for your record and/or forwarding to owner/manager, etc. We will follow any particular entry policy you advise for tenant-occupied properties and operate under a single schedule with a single point of contact. One invoice will be rendered for the entire batch of properties.
Tampa Properties We Serve
My company serves apartment complexes, condominium associations, and rental property owners in South Tampa. High-rise buildings in the Channel District are subject to rules regarding elevator use and building loading. Many of the Garden-style complexes near Westshore and Beach Park have identical sliding doors, so we use the same parts to complete repair work in less time. The screens and rollers on buildings along Bayshore Boulevard wear out faster due to the salt air. Older rental properties in Hyde Park and Palma Ceia require matching aluminum frame parts. I have been fixing doors, windows, and screens all over Tampa Bay for over 25 years, so most parts are in stock.
Property Management Repair Questions
Can you do several units in one visit?
Yes. Batching units is the fastest and cheapest way to work. Please send us a list of the units with unit numbers and a brief description of the problems experienced with each unit.
What do I do if a sliding door came off the track?
Please try to keep the door closed and locked where possible. Please also request that tenants do not try to open the door, as it can cause the glass to crack. We will then come to reset the panel and to check the rollers.
Do you provide reports for owners?
You can receive photos and a summary for each unit for owners to review or for a move-out charge.
Do you serve buildings in the Channel District and South Tampa?
Yes. We cover South Tampa, Hyde Park, Palma Ceia, Bayshore, Westshore, Beach Park, and the Channel District. We also serve the rest of Tampa Bay.
