Torn screens at patio seating for restaurants and for apartment complex screened-in porches are more than unsightly. They prompt guests to complain and tenants to call. Insects gain entry. Excellent Sliding Door commercial screen repair and replacement services for property managers, HOAs, restaurants, and businesses provide fast, quality screen fixing to keep your property looking well-maintained.
Who Needs Commercial Screen Repair
We hear from all kinds of Tampa properties:
- Apartment and condo buildings with window and slider screens
- Restaurants and bars with screened patios
- HOA community pools and clubhouses
- Offices and small business storefronts
- Rental homes between tenants
Commercial screen repair is different from a single house call. There are more screens, more foot traffic, and people counting on the space being open. Tenants also note torn screens on move-in walk-throughs, so fixing them early avoids disputes.
Common Commercial Screen Problems
As a general rule, property managers experience similar problems with external screens. These include torn screens due to excessive use, sliding screen doors that jump track, missing window screens after a move-out, and pool area screens damaged in a storm.
Many Westshore and the Channel District locations are heavily used. Properties near the waterfront on Bayshore Boulevard also deal with salt air, which causes frame and roller corrosion faster than elsewhere.
The impact of a torn patio screen on an outdoor seated restaurant is keenly felt, particularly on a summer’s evening when bugs can move in and take over the tables, with guests having to be moved to the inside of the restaurant.
Our Commercial Screen Repair and Replacement Service
We can repair one screen or all the screens in a building. Our commercial screen repair service covers:
- Window screen repair and new custom screens
- Sliding screen door repair and replacement
- Screen door repair for patios and entries
- Pool and lanai screen repair
- Heavy-duty and pet mesh for high-traffic areas
For larger jobs, we will physically walk the property and provide you with a count of what will need repair. We then provide a single fixed quote for the work to enable you to plan and obtain approval from your Board or Owner as required. We are happy to schedule the work to be completed in phases to minimize disturbance to tenants and guests.
Advice for Property Managers
Conduct a screen check between tenants. It is easier to repair screens when the unit is empty. Keep a list of screen sizes for each unit type. Do not wait until Spring bug season to make repairs, as everyone will call at once to have theirs repaired. For HOA pools, check the screens before the season opens and after hurricane season.
